Feasibility Study Coordination
As the first step, we assist in coordinating a study with the required engineering specialists to assess the technical viability and economic feasibility of the project.
Concept Development
After our initial consultation and review of your references and questionnaire responses, we will create a mood board that outlines the strategy and creative direction for each space included in the scope of work.
Floor Plan + Exterior Concept
Once we have assessed the key attributes of the space as well as your vision and goals, we will create two separate floor plan options that exhibit the new arrangement of walls, doors, cabinetry, and furniture. Based on your input, we can either select the most favoured option or assemble the final layout based on the features that you loved from the proposed floor plans. Up to 2x revisions are included.
Photorealistic 3D Visualization
First, we create a visualization of one of the main areas, usually the kitchen and or the primary bedroom. Then, we discuss your feedback and fine-tune the details before proceeding to design the remaining spaces. You'll receive detailed and photorealistic renderings of every space from an unlimited number of angles. We include up to 2x revisions to ensure your satisfaction with the final design.

You can opt-in for a virtual reality walkthrough of your future space.
Specification of Furniture, Lighting Fixtures, and Materials
We will create a final design plan that includes a dimension and furniture arrangement plan, as well as specifications for materials, finishes, furnishings, and lighting fixtures needed to implement the project. This documentation is used to communicate the design to contractors and vendors.
Shopdrawings for Custom Items
We translate the finalized designs into detailed instructions for fabrication, assembly, and installation of custom cabinetry, wall treatments, and furniture.
Comprehensive Construction Plan
The construction plan ensures that contractors understand the intricacies of your project, which helps eliminate errors and delays. It includes all key drawings, from demolition to elevation, and is an actionable plan that ensures everyone is speaking the same language, minimizing surprises and maximizing efficiency.

*This is an add-on service, currently only available in Florida and California. City fees for permit applications are billed separately and paid directly to your municipality’s building department.
Our resident architect and specialized engineers will prepare a permit set and represent you during the BOA presentation to be submitted to the local building department for approval.
